Baker Storey McDonald deals make room for Five Guys, Aaron’s, Kroger expansion

Nashville-based real estate firm Baker Storey McDonald Properties has announced several recent retail transactions, including a lease for a second Five Guys Burgers and Fries location in Williamson County.

Five Guys has leased about 3,000 square feet at Thoroughbred Square II in Cool Springs, located at 3021 Mallory Lane. The restaurant should be open no later than March 2010, according to Baker Storey McDonald. Five Guys was represented by BSM’s Charles Warner, while Matt Eads, of Brookside Properties, represented the landlord.

Warner also represented the sellers in two different building transactions in Columbia.

In the first, California-based Realty Income Corp. sold a 1.6 acre parcel at 803 S. James Campbell Blvd., home to a 7,500 square-foot-building that once housed a Hollywood Video, to Aaron’s, Inc. The property was one of three in a portfolio sold to Aaron’s for $2 million, with the other properties in Ohio and Arkansas. All the properties will be converted to Aaron’s, Inc. rental stores.

In the second, BSM Creekside, LLC, a subsidiary of Baker Storey McDonald, sold a 1.1 acre parcel, home to a 2,500-square-foot former Regions Bank branch at 1100 S. James Campbell Blvd., to Kroger Limited Partnership I for $735,000. Kroger will use the property to expand and renovate its store adjacent to the site in Campbell Plaza Shopping Center. In addition to Warner, BSM Creekside was represented by Sheldon Griffin, also with Baker Storey McDonald. In both Columbia deals, the buyers had no broker.
