12South is on course for another redevelopment, this
one on a significant amount of property along the
strip. Baker Storey McDonald Properties says it has
plans to break ground this spring on a 28,000-square-foot
mixed-use building along 12th Avenue South. |

Named
12th South Station, the development will cover property
now occupied by Middle Tennessee Roofing Co. at 2310 12th
Ave. S. and neighboring 12 South Taproom and Grill at 2318
12th Ave. S. The developer plans to have 10,000 square feet
of street level retail, including restaurants. The second
and third floors will have office space. The developer and
the contractor, Carter Group, will move their offices into
the building.
Allen
McDonald, a principal in the development firm, said the
two might occupy about 8,000 square feet, leaving 10,000
square feet to lease. The developer doesn’t have retail
tenants lined up yet but has had interest from retailers
in Green Hills and Belle Meade. “We’ve had preliminary
conversations with folks,” Mc-Donald said. “It’s
going to be more local oriented.”
Talk
has circulated for some time that both properties were in
play for some kind of development. McDonald said Baker,
Storey has been working on the deal for nine to 10 months,
working with other local merchants in the process.
The
three-story building will add to a cluster of businesses
along the street — Mirror, Rumours, Frothy Monkey,
Portland Brew, Mafiaoza’s as well as clothing retailers
such as Summer Classics. “It’s going to be exciting
for the whole area,” said Mike Dolan, an owner in
Mafiaoza’s, adding that the clustering of restaurants
will help all of them.
