anchors planned Brentwood center

Publix Super Markets Inc. will build a store as part of
a new Maryland Farms retail center.
The
Lakeland, Fla.-based grocery chain's 45,000-square-foot
store will anchor the $13.5 million, 80,000-square-foot
Marketplace at Maryland Farms, which has landed eight additional
leases. Groundbreaking is expected in the next 30 days.
"Publix
has executed a lease," says Carl Storey, broker at
Baker Storey McDonald Properties. "The grand opening
is projected for March 2005."
The
grocery-anchored center will be built at the intersection
of West Park Drive and Old Hickory Boulevard near Andrews
Cadillac. A traffic signal and new road, Creekside Crossing,
will be built to accommodate traffic.
"One
of the unique things about this property is it is one of
the last remaining tracts of land zoned for retail,"
Storey says.
The
high-profile property, owned by John Cooper and developer
Maryland Commons LLC, had been the topic of interest for
months and considered for development by several anchor-worthy
retailers.
Publix
spokeswoman Brenda Reid declined to comment on the project.
Publix
entered Nashville in June 2002 with the acquisition of seven
shuttered Albertson's grocery stores. The company, which
posted 2003 profits of $661 million on revenues of $16.8
billion, also has new stores planned for Smyrna and Spring
Hill.
Site
development has begun on Sam Ridley Parkway in Smyrna for
a 45,000-square-foot store that is scheduled to open in
January, says Dudley Parker, principal at Parker Grass Co.
Following
Publix's entry to the Nashville market, Cincinnati-based
Kroger Co., the region's market share leader, said it would
spend $120 million on renovating and expanding its Middle
Tennessee store network.
When
its plans are completed at the end of this year, Kroger
will have opened, remodeled or expanded 70 percent of its
store base in Middle Tennessee in the past three years.
