• Value add opportunities would be considered if clearly defined as to how to achieve the value add component (i.e. their must be a compelling case to be made).

RETURNS
• Returns will be market driven.
• Preference to opportunities where new debt can be placed to gain attractive leverage.
• Market debt will be considered. Above market debt will be considered if pricing reflects the above market situation.

• Median HH incomes should be $ 50,000 with average HH incomes exceeding $ 60,000
• Centers must be located in mature or growing sub-markets
